House rules

Maximum occupancy is 10; no additional guests are permitted. Smoking is not allowed. Events are prohibited. Any proposed event, commercial activity, non-traditional use or rotating group of guests requires prior written host approval and may incur additional fees or an increased security deposit. One dog of 30 lbs or less is permitted for $200.00 per booking. Larger dogs, multiple dogs and other pets require express approval; the additional-fees schedule lists $200 per dog per booking. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $155.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included. Additional requested cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If the dates are not rebooked, guests may use their original reservation provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime visits.

Getting there

The primary renter must be at least 30 years old. Reservations require approval before confirmation. Confirm outdoor pool, furniture and equipment availability before booking outside Memorial Day to Labor Day; spring cleaning and updates typically take place in late April or early May.
