House rules

Smoking and events are prohibited. Pets are strictly prohibited. Additional guests require express approval; a fee of $200 per person per night may be required. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $150.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. Marquis will use best efforts to work with the owner to reopen canceled dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less 20% of the total reservation amount is issued after full payment for the replacement booking. If the dates are not rebooked, the original guest may use them provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

Near East Hampton and Sag Harbor villages and ocean and bay beaches. The property is not handicap accessible and is not suitable for unrelated guests. The primary renter must be at least 30 years old.
