The light-filled interior has tile and hardwood floors, a great room with a 19-foot vaulted ceiling, and an open island kitchen with stainless steel appliances and seating for three. A dining table seats eight, and a kitchen alcove has a six-person table. There is a large media room and a smaller upstairs TV room. Outdoor facilities include a free-form heated gunite pool with a bluestone patio, a hot tub, grill, private tennis court, basketball hoop and enclosed outdoor shower. The backyard is fenced and bordered by tall trees. East Hampton and Sag Harbor villages and nearby ocean and bay beaches provide options for outings. Each bedroom has air conditioning and a full ensuite bathroom. The primary suite has two walk-in closets. Bed linens, bath towels, pool/beach towels, a hair dryer, iron and ironing board, washer and dryer are provided. Heating, a microwave, television and fitness equipment are available. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $150.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. Marquis will use best efforts to work with the owner to reopen canceled dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less 20% of the total reservation amount is issued after full payment for the replacement booking. If the dates are not rebooked, the original guest may use them provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement.
