## About the house

The house accommodates up to eight guests and has three bedrooms, two full bathrooms and one half bathroom. Water views extend from every room. Two outdoor decks overlook Long Island Sound.

Bedroom 1 has a king bed, Bedroom 2 has a queen bed, and Bedroom 3 has a bunk bed and two twin/single beds. Fresh linens, bath towels, a hair dryer, hot water, air conditioning, a washer and a dryer are provided. A usable fireplace and fire logs are available.

The fully equipped kitchen includes a refrigerator, Ninja mixer, NuWave oven, bread maker, s'mores maker, ice cream maker and SodaStream. A charcoal grill is on the deck by the kitchen. PlayStation 3 and Wii consoles with games are available. Two kayaks and four bicycles are available for guests.

The homeowner manages on-the-ground operations and guest communication after booking confirmation as part of the Elite program.

The beach is a five-minute walk away. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May.

The primary renter must be at least 21 years old. Reservations require approval before confirmation. Pets require prior owner approval and may involve additional fees and/or a security deposit. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen canceled dates and they are rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
