A separate den has a stone fireplace, and the eat-in kitchen adjoins a sunroom. A Sonos system, heating, Wi-Fi, washer and dryer are available. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. The second-floor primary bedroom has a king bed, air conditioning, a full ensuite bathroom, streaming TV, a walk-in closet and deck access. Two other second-floor bedrooms each have a queen bed, air conditioning and a standard closet. The main-floor bedroom has a queen bed, air conditioning, a full ensuite bathroom, a standard closet and deck access. An additional second-floor sleeping area has two twin/single beds and air conditioning. Outside are decking, a bluestone patio, lounge chairs, patio furniture, a gas grill and a private outdoor heated saltwater pool. The pool is not fenced; the backyard is fenced. Recreational equipment includes four adult bicycles, four children's bicycles, eight beach chairs, a beach umbrella, kayak/canoe equipment and a paddle board. Maximum occupancy is 10; no additional guests are permitted. The primary renter must be at least 25. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive utility usage, defined as costs over $80.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If the owner agrees to reopen canceled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates if payments are current and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
