## About the house

The villa has three floors, spacious living areas, a veranda connected to the kitchen, nine bedrooms and eight bathrooms. The grounds include a garden, dining areas, a barbecue and wood oven, a ping pong table, two parking areas and a private pool. The San Fabiano farm estate is about 200 m away and offers wine tasting and wine purchases. A chef may be arranged on request.

The pool is 20 m from the house on a lower terraced level, reached by a short flight of steps. It measures 7 x 15 m, has a depth of 1 to 2.20 m, and is open from the last Saturday of April until the first Saturday of October. The pool area has a changing room, two bathrooms with showers, umbrellas, tables, chairs, sunbeds and gazebos.

The historic centre of Arezzo is about 2.5 km away. The A1 motorway is about 13 km away and Arezzo railway station is about 4–5 km away. The access road is paved up to the entrance. The property has up to 10 uncovered parking spaces. The pool is 20 m from the house and is reached by a short flight of steps.

Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorization and agreed terms. Pets are permitted, with mandatory extra cleaning when animals are present. Electricity and heating are payable locally at check-in; tourist tax may apply.
