House rules

The primary renter must be at least 25. No guests beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events are prohibited under the standard policy; event-related reservations, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Pets require owner approval; dog approval costs $250 per dog per booking and a deposit may also apply. Utility fees are included, but guests are responsible for excessive utility usage, defined as costs over $125.00 per reservation night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Unless otherwise stated, payments are non-refundable. If the owner agrees to reopen canceled dates and the property is rebooked for the original dates at the same or a higher price, a refund less 20% of the total reservation amount is issued after full payment for the replacement reservation. If it is not rebooked, guests may retain their original stay provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be by check, ACH or wire.

Getting there

East Hampton village and local ocean beaches are minutes away. Nearby beaches include Two Mile Hollow, Egypt and Wiborg. The entry is gated and the driveway paved. The home is not handicap accessible. Bedroom 1 is upstairs and reached through the additional sleeping area. There is no direct beach access. Confirm outdoor furniture and equipment availability before booking outside Memorial Day–Labor Day.
