# Village Fringe Luxury East Hampton, NY, United States (general area) ## About the house The approximately 3,400-square-foot home has a gated entry and paved driveway. Its open main level features 18-foot vaulted ceilings, sliding doors connecting indoor and outdoor living, a Sonos sound system, and a living room with a large sofa, fireplace and TV. The equipped kitchen includes cooking essentials, a microwave, drip coffee maker, Lavazza espresso machine and a center island with breakfast-bar seating. There is a large dining area and outdoor dining space. Two main-floor bedrooms have one queen bed and one king bed respectively, walk-in closets, streaming TVs and full ensuite bathrooms with showers. Upstairs, Bedroom 1 has a queen bed, standard closet, streaming TV and a full ensuite bathroom with a shower/tub combination. Access to Bedroom 1 is through an additional sleeping area with two twin beds and ensuite bathroom access. All four sleeping areas have air conditioning. A half bathroom is on the main floor. The fenced backyard contains a deck with pergola, multiple seating and lounge areas, a private heated gunite pool, hot tub, outdoor shower and gas grill. Bicycles and a fitness area are available. Other facilities include Wi-Fi, heating, a washer and dryer, linens, bath and pool/beach towels, a hair dryer and ironing equipment. Children are welcome; no crib is provided. East Hampton village, shops and local ocean beaches are minutes away. Nearby beach options include Two Mile Hollow, Egypt and Wiborg Beaches. The pool and hot tub are scheduled to open May 15–October 15; availability outside those dates must be confirmed before booking. Outdoor furniture and equipment outside Memorial Day–Labor Day also require advance confirmation. Bedroom 1 is upstairs and reached through the additional sleeping area. There is no direct beach access. Confirm outdoor furniture and equipment availability before booking outside Memorial Day–Labor Day. The primary renter must be at least 25. No guests beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events are prohibited under the standard policy; event-related reservations, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Pets require owner approval; dog approval costs $250 per dog per booking and a deposit may also apply. Utility fees are included, but guests are responsible for excessive utility usage, defined as costs over $125.00 per reservation night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Unless otherwise stated, payments are non-refundable. If the owner agrees to reopen canceled dates and the property is rebooked for the original dates at the same or a higher price, a refund less 20% of the total reservation amount is issued after full payment for the replacement reservation. If it is not rebooked, guests may retain their original stay provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be by check, ACH or wire. ## Property questions ## Is the pool fenced?
