## About the house

The villa has an open-plan living and dining area with a kitchen, a study area, two bedrooms with garden access, an outdoor kitchen with barbecue and wood-fired oven, and a panoramic terrace. The owner stays in a small wooden house about 15 meters from the villa on weekends; the pool is not visible from that house, and the access road is shared.

Pool fenced: No

The small infinity pool measures 2.5 by 3 metres and is 1.5 metres deep. It has a Roman-style staircase, internal lighting and a sea view. It is open from April 1 to October 31. The pool is on a steep drop without a safety railing, and children must be supervised at all times.

Sant'Ambrogio is 7.5 km by car or 2.5 km on foot. Sant'Ambrogio beach is 9 km by car or 2 km on foot. Cefalù is 6 km away and can be reached in 15 minutes by car. The last 10 metres of the access road are unpaved. The access road is shared. The covered parking area is for two cars and is 20 metres from the villa gate.

Children must be supervised at all times around the pool. Parties, events and visitors exceeding the maximum limit of four guests are forbidden without prior written authorization. Unauthorised chefs and suppliers are not permitted. Pets require prior request.
