Villa Sparta is a private structure for lease only. The villa has approximately 250 square metres of interior space over two floors, connected by an internal staircase. It has bright living areas, a kitchen, dining room, a park shaded by oak trees and a pool about 15 metres from the villa. A caretaker's house is within the grounds but is not visible from the villa and does not share outdoor areas with it.

The swimming pool is about 15 metres from the villa across the garden, on the same level as the house. It measures 4.40 by 2.20 metres, has a constant depth of 1.30 metres, a chlorine purification system, night lighting with a manual switch, a metal ladder and a solarium deck with sunbeds and a hot-water shower. It is open from the last Saturday in April to the first Saturday in October.

The villa is 2.5 km from the SS675 Vitorchiano exit and 1.5 km from shops and services in Vitorchiano. Access includes 280 metres of paved road with alternating traffic followed by 120 metres of unpaved road. The property is accessed through an automatic driveway gate. Vitorchiano railway station is 2 km away, and Viterbo is 9 km away. The Tyrrhenian Sea at Tarquinia is 63 km away. There are four uncovered parking spaces inside the property.

The property is for lease only. The maximum occupancy is 10 guests, described as 8 plus 2. Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorization and agreed terms. Small pets are permitted subject to the stated fee and mandatory extra cleaning. The property is partially fenced with 160 cm wire mesh, low walls and hedges. External video surveillance is installed and signposted. The pool is seasonal and open from the last Saturday in April to the first Saturday in October.
