Villa Rustica is a renovated farmhouse with two floors. It has a living area with an ornamental fireplace and direct access to the garden, a kitchen, a reading room, four bedrooms and three bathrooms. The garden is fenced and includes outdoor dining areas, relaxation areas, a vegetable garden, table tennis and amateur football and volleyball facilities.

The pool is on the same level as the house and is reached across 30 metres of garden. It is available from the last Saturday in April until the first Saturday in October.

The villa is in San Pietro in Vincoli, on the outskirts of Ravenna. Ravenna town centre is 15 km away and Forlì is 15 km away. The access road is paved up to the entrance. Beaches are 20 km away in Cervia, 22 km in Milano Marittima, 29 km in Cesenatico, 52 km in Rimini and 60 km in Riccione. Mirabilandia is 11 km away. Outdoor parking is inside the property, with up to six parking spaces.

The property is for private lease only. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization. The amateur football pitch and volleyball court are provided for amateur use. The garden is fenced with 1.40-metre-high wire mesh.
