## About the house

Villa Nicola is a private five-bedroom villa with five double bedrooms, private bathrooms, air conditioning, a professionally equipped kitchen, a patio, a fenced 1.5-hectare park and a large infinity pool. The villa has two floors connected by an internal staircase. Staff live in the annex and prepare breakfast and tidy the villa each morning.

The property is near Pari, with shops, bars and restaurants approximately 2 km away; the listing also gives shops and services as 4 km away. The property has 100 metres of paved road on the access route. Parking is inside the property. The Tyrrhenian Sea at Castiglione della Pescaia is approximately 66 km away. The villa is not certified for reduced-mobility access.

The property is for lease only. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization and agreed terms. Small pets are allowed, with mandatory extra cleaning. The villa has a working fireplace from September to April.

## What is included during the stay?
Electricity, water, gas for kitchen use, initial and final cleaning, bed-linen changes every three days, daily tidying of bedrooms, bathrooms and common areas, a welcome aperitif at check-in, breakfast served from 08:30 to 10:30, domestic staff for a total of six hours a day, park and pool maintenance, and Wi-Fi are included.

## Is the pool heated?
Pool heating is available on request for an additional cost, with a minimum of three days and at least two days' advance notice.

## Are pets allowed?
