An on-site caretaker lives in an adjoining house with a separate entrance and facilities.

The exclusive pool is approximately 10 m from the villa and measures 12 x 6 m with a depth of 1.40 m. It has five corner steps, a hot tub, a beach entrance, an electric roller cover, umbrellas, sunbeds and a solar shower. It is open from the last Saturday in April to the first Saturday in October.

The villa is about 3 km from Pergola. Access includes 300 m of dirt road in good condition. Parking is inside the property, with up to four spaces. The Adriatic beaches are about 40–42 km away and can be reached in less than an hour by car.

The property is for lease only. Parties, events and visitors exceeding the maximum guest limit of 8 are forbidden without prior written authorization and agreed terms. Services at the villa may be provided only by official Emma Villas chefs and suppliers. Small pets are allowed, subject to additional cleaning.
