The property is arranged on terraces overlooking Lake Trasimeno and includes a pool with a paved surrounding area. The surrounding woodland covers about 8,000 square metres and includes dirt tracks for walking and sports. It is available from the last Saturday of April until the first Saturday of October. The villa is in a hilly position in the Niccone area, between Tuoro sul Trasimeno and Lisciano Niccone, overlooking Lake Trasimeno. Access roads can be slightly narrow and sometimes unpaved. From the parking area, 13 steps lead to the first terrace, followed by another 2 steps to the apartment terrace. The main entrance can alternatively be reached from the parking area by going up the road for 40 metres. Perugia is about 20 minutes away by car; the property is 7 km from the Perugia–Bettole highway. The nearest listed shops and services are in Tuoro sul Trasimeno, 7 km away. The property is for lease only. Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorization and agreed terms.
