The restored 19th-century stone farmhouse has terracotta floors, beamed ceilings and wrought-iron details. It has shared indoor and outdoor spaces, two swimming pools, shaded dining and lounging areas, a barbecue and a decorative pond. The owners' house is adjacent but separated by a fence; they do not live there daily and remain available if required. When rented in this solution, no other guests are present on site.

The pool area has a 12 x 6 m main pool with a variable depth of 1.20–1.40 m and an adjacent children's pool measuring 6 x 3 m with a constant depth of 0.50 m. The pools are open from the last Saturday in April to the first Saturday in October. The pool area has a tiled path, a stone solarium, sunbeds, umbrellas and a shower.

Wi-Fi internet connection is available.

The property is near Montaione. The access roads include 300 metres of slightly downhill unpaved road. Parking is within the property for up to three cars. The Tyrrhenian Sea at Marina di Cecina is 60 km away. The garden has several levels connected by stone steps, and the pool area is accessed via a tiled path.

This is a private structure available only as a whole-property lease. Events, parties and visitors exceeding the maximum guest limit are forbidden without prior written authorization. One small pet is allowed. Services at the villa must be provided by official Emma Villas chefs and suppliers; unauthorized chefs and suppliers are not permitted.
