The 500-square-metre villa has two floors, a living area, dining room, conservatory, TV room, kitchen, laundry corner, portico and panoramic terrace. The property includes 10 hectares of land with about 2,000 olive trees. An olive mill on the farm can be visited on request.

The infinity pool is heated by solar panels. It is a few metres from the house on a lower level, measures 14 by 6 metres in its rectangular section, has a semi-circular section with steps, and ranges from 40 cm to 2.20 m deep. The pool area includes tables, chairs, sunbeds, umbrellas, a kitchen and a bathroom with shower. It is open from the last Saturday in April to the first Saturday of October.

The property is on a hill. Access roads are paved up to the entrance. San Vincenzo beach is 8 km away and Populonia Golfo di Baratti beach is 16 km away. The San Vincenzo train station is 8 km away; Pisa Airport is 90 km away and Florence Airport is 140 km away.

Unauthorized parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorization and agreed terms. One pet is permitted per reservation. The property is fenced. Guests must dispose of and sort trash according to the instructions provided at check-in. Heating is charged according to consumption. The pool is seasonal and open from the last Saturday in April to the first Saturday of October.
