The villa has four floors connected by a marble staircase or internal lift. It includes living and dining areas, a large kitchen, a fireplace, five bedrooms, seven bathrooms, a wellness area with gym and Turkish bath, a laundry and ironing room, and an attic with a separate living area, kitchen, bedroom, bathroom and pocket terrace. The property is surrounded by an approximately 1,800-square-metre park and includes a veranda beside the pool.

The rectangular pool measures 10 x 6 m, with depths from 0.90 m to 2.20 m. It has a hydromassage area, counter-current swimming system, decorative water features and an extendable cover. The covered pool and adjoining veranda can form a closed heated environment in winter. Pool heating is available on request for an additional fee; from November 1 to March 31, the pool and veranda heating package is mandatory, with a minimum seven-night stay and at least two days' notice.

The villa is in the centre of Empoli. Shops and services are approximately 100 m away, and the Empoli train station is 2 km away. The access roads are paved. Livorno beaches are 62 km away. The property has a main entrance staircase; the property is not certified for reduced-mobility access.

Small pets are allowed only on request. Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorization. Services at the villa may be provided only by official Emma Villas chefs and suppliers. Pool heating and counter-current swimming are optional paid services subject to the stated conditions.
