## About the house

Villa Il Baiocco is a renovated early-1900s farmhouse with terracotta floors, exposed wooden beams, vaulted brick ceilings and local stone walls. The ground floor has a living area with sofas, smart TV, fireplace and studio corner. The lower floor has an open-plan kitchen and dining area opening onto a portico beside the swimming pool. No other guests are present on site when the villa is rented in this solution.

The pool is 5 metres from the house beside the portico and measures 12 x 5 m. It has a minimum depth of 1.20 m at the sides and 1.70 m in the centre, salt and chlorine purification, Roman steps, a partly paved and partly lawn solarium, sunbeds and an umbrella. It is available from the last Saturday in April to the first Saturday in October. Pool heating is not specified.

The villa is 8 km from Urbino and 42 km from the Adriatic Sea. Shops and basic services are about 2.5–3 km away in Gadana. Access includes about 600 m of unpaved road in good condition. Guest parking is inside the property.

Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization and agreed terms. The property is not fenced in. The house is on two floors connected by a small internal staircase, with a few steps from the entrance to both the living area and the lower floor. Pets are allowed, with mandatory extra cleaning when pets are present.
