The villa occupies a renovated 13th-century Pisan watchtower and has four air-conditioned bedrooms, a living room with billiard table, a dining room, a fully equipped kitchen, a furnished porch, manicured lawns, a children's play area and a pool area with hydromassage and gazebo. The owner occasionally stays in an annex near the main house and maintains the garden and pool on agreed days. No other guests are present on site when the villa is rented in this arrangement.

The pool is about 50 metres from the house and is reached by a tuff-paved path. It measures 9 x 17 metres, has a depth of 1 to 3 metres, a circular hydromassage area, five Roman steps and a ladder. The pool area has a tuff-paved sunbathing area, sunbeds, a hot- and cold-water shower, a gazebo, chlorine purification and internal and external lighting. It is open from the last Saturday of April until the first Saturday of October.

The property is in a hilly area. The access roads include 800 metres of unpaved road. The pool is about 50 metres from the house and is reached by a tuff-paved path. Beaches at Castiglioncello or Tirrenia are about 60 kilometres away. Castelfalfi is about 4 kilometres away, Palaia about 7 kilometres away and Legoli about 4 kilometres away.

Pets are allowed. The property is not fenced in. The owner may occasionally stay in an annex near the main house and maintain the garden and pool on agreed days. No other guests are present on site when the villa is rented in this arrangement.
