Villa Gaius is a private structure for lease, occupying two floors with a third level leading to a panoramic turret. It has an Art Nouveau style, a garden of about 900 sq m, a veranda used as a dining room, a living area, kitchen, TV room and four bedrooms. A small spa with sauna and Turkish bath is available on request for an extra fee.

The pool area has a paved solarium with sunbeds, a large umbrella, a hot and cold-water shower and a wooden changing room. The pool is open from the last Saturday in April until the first Saturday in October. It is reached via a gravel path and a few stone steps.

The villa is in the Livorno hills. The Tyrrhenian Sea is 1 km away, Chioma tourist port is 900 m away, Quercianella is 2 km away and the Quercianella train station is 2 km away. The entrance gate is on a paved road just off the main road. The main entrance is reached by a few steps, and the pool is reached by a gravel path followed by a few stone steps.

The property is for lease only. The maximum occupancy is 10 guests, corresponding to the advertised 8+2 arrangement. Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorization and agreed terms. Waste must be disposed of according to the rules provided at check-in; otherwise an extra charge may apply at checkout. Pets are allowed, with mandatory extra cleaning.
