## About the house

The farmhouse is built entirely of local stone and has terracotta floors, tiled ceilings and exposed beams. It has a living/dining area, kitchen, three double bedrooms and an attic room with two single beds. The property is surrounded by an enclosed olive grove, with a gazebo for outdoor dining and a swimming pool about 10 metres from the house.

The pool is about 10 metres from the house and is open from the last Saturday of April until the first Saturday of October. It measures 9.3 by 4 metres, with a depth of 1.2 to 1.5 metres. It has Roman steps, a solarium with sun loungers and a cold-water shower.

The property is 5 km from Cortona, 20 km from Lake Trasimeno, and 150 km from the Tyrrhenian Sea. The final 1 km of access road is partly paved and partly gravel, is 3.5 to 4 metres wide, and has potholes and uneven surfaces; it is not suitable for low or sports cars. The property is on a hilly site with terraced land and stone walls.

This is a private structure available for lease only. Pets are accepted on request. The steep staircase to the attic room is not suitable for elderly guests or small children. The property is not certified for reduced-mobility access.
