The property is 1.5 km from Pistoia centre. Access includes 300 m of unpaved road. The property has four parking spaces. The kitchen is reached by an external flight of stairs. The house has internal and external stairs; a lift is available on request. Viareggio and the Tyrrhenian Sea are 74 km away.

Events, parties and visitors exceeding the maximum guest limit are forbidden without prior written authorization and agreed terms. Services at the villa may be provided only by official Emma Villas chefs and suppliers. The property is fully fenced except at the gate, which has no mesh at the bottom.
