The villa has two levels connected by an external staircase. The ground floor includes an open-plan living room, a fully equipped kitchen, one double bedroom, one twin bedroom with bunk beds and a bathroom with shower. The lower floor has one double bedroom with an independent entrance and an en-suite bathroom with shower. The grounds include terraces, porticos, a pergola with a built-in barbecue, a swimming pool and private parking for two cars.

The pool is 4 metres from the villa on a lower sea-facing terrace. It measures 10 x 4 metres, has a depth from 0.80 to 2.60 metres, five Roman steps, chlorine purification, internal lighting and a hot-water shower. It is open from the last Saturday in April to the first Saturday in October.

Ansedonia beach is about 900 metres away. La Feniglia beach is 4 km away and Capalbio beach is 6 km away. Access roads are paved up to the entrance gate. Orbetello is about 10 km away.

The property is for lease only. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization. Unauthorised chefs and suppliers are not permitted.

## Is the pool open all year?
No. The pool is open from the last Saturday in April to the first Saturday in October.

Yes. Private parking for two cars is provided outside the property.
