The villa occupies the upper level of a traditional farmhouse and includes three double bedrooms, a kitchen, a living room, and four bathrooms. It has extensive grounds, a pool terrace, an outdoor dining area with a barbecue, and covered parking for six cars. The villa is accessed by an external staircase. The ground-floor farm buildings are used by the owner and are not occupied by guests; when the villa is rented, no other guests are present on site.

It is open from the last Saturday in April until the first Saturday in October. Night swimming is not permitted.

The villa is in the countryside near Acquapendente. Access includes 600 m of unpaved road in good condition. The villa is on the first floor and is reached by 15 external terracotta steps with a railing. The pool is on a lower terrace, reached by eight wooden steps or across the lawn. Acquapendente is 7 km away, Orvieto is 20 km away, and Lake Bolsena is 24 km away. Six covered parking spaces are available inside the property.

Night swimming is not permitted. Parties, events, or visitors exceeding the maximum guest limit are forbidden without prior written authorization. The property is unfenced. The fireplace and stove are ornamental only. The ground-floor farm buildings are for the owner's exclusive use and are not occupied by guests.
