The villa occupies the upper level of a traditional farmhouse and is accessed by an external staircase. The ground-floor farm buildings are used exclusively by the owner and are not occupied.

The pool is 12 x 4 m with a constant depth of 1.45 m, chlorine purification, four submerged access steps, and lighting. It is on a lower terrace, reached by eight wooden steps or across the lawn. It is open from the last Saturday in April until the first Saturday in October; night swimming is not permitted.

The villa is in the countryside near Acquapendente. Access includes 600 m of unpaved road in good condition. The covered parking area has space for six cars. The pool is on a lower terrace, and the pergola is reached by descending 15 terracotta steps from the villa. Acquapendente is 7 km away, Orvieto is 20 km away, and Lake Bolsena is 24 km away.

The property is unfenced. Night swimming is not permitted. Parties, events and visitors exceeding the maximum guest limit of 12 are forbidden without prior written authorization. Unauthorized chefs and suppliers are not permitted. The ground-floor farm buildings are for the exclusive use of the owner.
