Guests have access to Mustang Valley's private lake, playground, pickleball and tennis courts. A gym is included among the property spaces. A dryer and hairdryer are also available.

The private pool is not heated. It is professionally cleaned weekly and regularly skimmed; surrounding trees shed debris into the water. There is no lifeguard; swim at your own risk and supervise children at all times. Rinse before entering. Glass and pets are prohibited in the pool; glass is also prohibited in the pool area. Pets entering the pool incur a $500 fine. Tampering with the pool or equipment may incur a fee up to $1,000 or charges to cover damage. Do not touch or move the pool vacuum; fees may apply. Additional fees may apply for glass in the pool or pool area.

The surrounding area is unfenced and free-roaming livestock may be nearby. A trail around the property has uneven rocks, may have snakes and is not maintained as a formal safe path; use it at your own risk. Exterior security cameras are present. Children must be supervised throughout the property and near or on the water.

Maximum occupancy is eight guests. The primary guest must be at least 25 years old and present for the entire reservation. Parties and events require prior written approval. Quiet hours are 22:00–07:00. A maximum of two pets is permitted for an additional fee; keep pets leashed and clean up after them. Do not tamper with exterior security cameras. Clean and turn off the propane barbecue after use. Turn off lights when not in use in this Dark Sky community. Keep windows and doors closed to help keep insects outside. Supervise children at all times and follow the pool rules. Pets entering the pool incur a $500 fine.
