# Tuckahoe Woods Wonder Southampton, NY, United States (general area) ## About the house The approximately 2,600-square-foot home has an open living, dining and kitchen layout with natural light, an island kitchen, a gas fireplace and a large TV. Amenities include Sonos speakers, Nespresso coffee, a work-from-home setup, heating, linens, bath and pool/beach towels, a hair dryer, ironing equipment, a washer and dryer. The patio has outdoor dining furniture, multiple sitting areas, four lounge chairs, a gas grill and a gas fire pit, surrounded by greenery. Eight beach chairs and a cooler are provided. The backyard and private heated pool are fenced. The second floor has a queen bedroom, a bunk-bed bedroom with streaming TV, and a king primary bedroom with a full ensuite and walk-in closet. A queen bedroom on the main floor has a standard closet and balcony/deck. A lower-level queen bedroom is part of a renovation scheduled to be ready for summer 2027, together with an ensuite bathroom, gym and media room; new photos are planned for spring 2027. All five advertised bedrooms have air conditioning. Two bathrooms have shower/tub combinations; the primary and lower-level bathrooms have showers. Nearby beaches include Coopers Beach, Cryder Beach, Halsey Neck Beach and Little Plains Beach. Tuckahoe Woods nature preserve is a short drive away, and Sag Harbor and Water Mill are minutes away. Outside Memorial Day through Labor Day, confirm pool availability and whether outdoor furniture and equipment will be available; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is 10; additional guests are not permitted. Pets and smoking are prohibited. Events are prohibited. Event-related reservations, commercial activities, other non-traditional uses and rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per reservation night. One light cleaning per eight nights booked and an end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; larger payments must use check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
