# Treescape Retreat East Hampton, NY, United States (general area) ## About the house Treescape Retreat accommodates up to seven guests across three bedrooms and an additional sleeping area on the finished lower level. The main-floor bedroom has a queen bed and is near a hallway bathroom with a walk-in shower. Upstairs, the king bedroom and queen bedroom share a Jack-and-Jill bathroom with a tub/shower combination. The lower-level sleeping area has two full beds, open-area privacy and satellite TV. All four sleeping areas have air conditioning. The open-plan living and dining areas connect to a kitchen equipped with modern appliances, a stove, microwave, kitchen island, cookware, dishes and glassware. Vaulted ceilings, oversized windows and sliding glass doors face the surrounding greenery. The finished lower level includes a movie den with a sectional that can also be used for quiet work. Wi-Fi, heating, hot water, bed linens, bath towels, a washer and dryer are provided. The private back deck and furnished patio include a sofa, lounge chairs, an outdoor dining table and a gas barbecue. Guests have neighborhood tennis and pickleball court access. East Hampton Village is minutes away, and Main Beach and Two Mile Hollow are a short drive or bike ride away. HOA approval and a completed application are required before the homeowner can confirm a rental request. After booking confirmation, the homeowner manages on-the-ground operations and guest communication through the Elite program. Maximum occupancy is seven; additional guests are not permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate agreement signed by the owner and guest before check-in. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
