The villa is spread over three floors and has four double bedrooms. It includes a frescoed hall, living and dining areas, a kitchen, a garden of about 500 sq m, a terracotta-paved courtyard with a stone barbecue, and a panoramic swimming pool a few metres from the house. The property is adjacent to other homes and local businesses in an inhabited medieval village, where guests may hear normal village sounds and occasional local events.

Calenzano shops, restaurants and services are about 10 minutes away by car. Florence is around 25 minutes away, and the Tyrrhenian Sea at Viareggio is 95 km away. Access roads are paved up to the gate. Parking is uncovered and near the property. The villa is in an inhabited medieval village, adjacent to other homes and local businesses.

Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorization and agreed terms. Small and medium-sized pets are accepted, with mandatory extra cleaning when animals are present. The property is not certified for reduced-mobility access. Guests may hear normal village sounds and occasional local events or community gatherings.
