House rules

The primary renter must be at least 25 years old. Smoking is not allowed. Additional persons require express approval. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. One dog of 40 lbs or less is permitted for an additional $500.00 per booking. Dogs over 40 lbs, multiple dogs and all other pets require express approval; please inquire. The additional fee is also described as $500 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $15,000 is required. A separate Security Deposit Agreement governing payment and administration must be signed by the owner and guest before check-in. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates; reopening is the owner's decision. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the new booking is collected. If no replacement booking is made, the original stay may still be used if scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. The owner may need to show the property to prospective renters or buyers. Advance notice will be provided, with efforts to arrange showings during reasonable daytime hours.

Getting there

Wainscott Ocean Beach is 1.5 miles away. Wainscott Village and the Wainscott Hampton Jitney stop are each a quarter mile away and within walking distance. The Jitney provides luxury bus service to NYC and airports. King Kullen Supermarket in Bridgehampton and Stop & Shop in East Hampton are each 4 miles away. The property is not handicap accessible.
