# Timber Tranquility Wainscott, NY, United States (general area) ## About the house Set on a private block in Wainscott Woods, this approximately 4,500-square-foot home has an open layout connecting the living room, dining room and island kitchen. Multiple sitting areas and several points of access to the back deck provide space to gather indoors and outside. The equipped kitchen includes a refrigerator, oven, stove, microwave, dishwasher, cookware, dishes, blender, toaster, wine fridge, ice maker, and Nespresso and Keurig coffee equipment. The main house has three king bedrooms, one queen bedroom and a bedroom with two double/full beds. One king bedroom is on the main floor; the other bedrooms are upstairs. All bedrooms have air conditioning and televisions. The three king bedrooms have ensuite bathrooms and balcony/deck access. Outside are a heated private freshwater pool with fencing, an expansive deck with dining furniture, covered patio space, a gas grill, gas fire pit, patio heaters, lounge chairs and a hot-and-cold outdoor shower. Bicycles, kayaks/canoes, beach chairs, a beach umbrella, a cooler and tennis rackets are provided. The yard is fenced. The lower level contains a gym with a stationary bike, weight-training equipment and a stretching/yoga mat, plus a game area. Other facilities include ping pong, a wood-burning fireplace, heating, a Sonos speaker system, smart and cable television, laundry facilities, linens, bath towels and pool/beach towels. Smoke and carbon monoxide detectors and a fire extinguisher are provided. Wainscott Village and the Wainscott Hampton Jitney stop are each a quarter mile away, with walking access to both. Wainscott Ocean Beach is 1.5 miles away. The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program. The primary renter must be at least 25 years old. Smoking is not allowed. Additional persons require express approval. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. One dog of 40 lbs or less is permitted for an additional $500.00 per booking. Dogs over 40 lbs, multiple dogs and all other pets require express approval; please inquire. The additional fee is also described as $500 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $15,000 is required. A separate Security Deposit Agreement governing payment and administration must be signed by the owner and guest before check-in. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates; reopening is the owner's decision. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the new booking is collected. If no replacement booking is made, the original stay may still be used if scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. The owner may need to show the property to prospective renters or buyers.
