# Three Stokes East Hampton, NY, United States (general area) ## About the house The 3,000-square-foot, two-story house has an open-plan main floor, large windows, blonde wood floors, modern furnishings and artwork. The eat-in kitchen has concrete countertops, stainless-steel appliances and an island seating four. A separate dining area seats eight, and an outdoor dining area overlooks the backyard. There are two living rooms, one with a usable fireplace and the other with a large flat-screen television, plus a Sonos music system. Outdoor spaces include a meditation space, hardscape patio, covered pergola with lounge chairs, landscaped backyard, firepit, grill and private heated in-ground pool. The main-floor bedroom has a queen bed, a full ensuite bathroom, television and direct access to the backyard pool area. Upstairs are two queen bedrooms and one king bedroom, each with a full ensuite bathroom, television and standard closet. The upstairs bathrooms have showers, with a shower/tub combination in Bedroom 3. Bed linens, bath towels, a hair dryer, hot water, washer and dryer are provided. Other facilities include air conditioning, Wi-Fi, a laptop-friendly workspace, parking, a private entrance, refrigerator, pots and pans, and smoke and carbon monoxide detectors. The homeowner handles on-the-ground operations and guest communication after booking confirmation as part of the Elite program. For energy conservation, the pool heater may operate only from 8am to 6pm. The house is on a quiet cul-de-sac between East Hampton and Amagansett, close to the villages and ocean beaches. Three bedrooms are upstairs; one is on the main floor with direct access to the backyard pool area. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. Reservations require approval before confirmation. The primary renter must be at least 30 years old. Maximum occupancy is eight; additional persons require express approval. Smoking is not allowed. Pets require express approval, subject to the dog limits and fees. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive utility usage, defined as costs over $100.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory and in-stay cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued once the replacement reservation is paid in full. If the property is not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.
