# Three Mile Marvel East Hampton, NY, United States (general area) ## About the house The house accommodates up to eight guests across five bedrooms and has five full bathrooms and one half bathroom. Four bedrooms have full ensuite bathrooms, and the primary bathroom has a rain shower. Three bedrooms are on the second floor, one is on the main floor and one is on the lower level. The open-plan living spaces include an island kitchen, an indoor dining table seating six and a living room opening directly onto the patio. The kitchen includes a stove, oven, refrigerator, wine fridge, dishwasher, microwave, coffee equipment, toaster, cookware and dishes. The basement has a media room and a gym with a treadmill, weight-training equipment and a stretching/yoga mat. A desk on the second floor provides a workspace. Central air conditioning, heating, Wi-Fi, a washer and dryer, linens and towels are provided. Outside are a private heated pool, a freestanding hot tub, a gas grill, a wood-burning fire pit, four lounge chairs and a covered sitting area with a TV. The outdoor dining table seats eight. Additional equipment includes a bicycle, beach chairs, a beach umbrella and a cooler. The yard is fenced; parking includes a one-car garage, and an electric vehicle charger is available. Bedroom 1 has a king bed, streaming TV, walk-in closet and balcony/deck. Bedroom 2 has a queen bed and a crib; Bedroom 3 has a queen bed. Bedroom 4 has a queen bed, TV and balcony/deck. The house is close to East Hampton town, art galleries, restaurants and the beach. It is not suitable for unrelated guests. Outside Memorial Day to Labor Day, inquire before booking about pool, hot tub, outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is eight; additional guests are not permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written approval; additional fees and/or an increased security deposit may apply. One dog of 50 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $125.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. After cancellation, Marquis may work with the owner to reopen and rebook the original dates. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the new reservation is collected. If not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime appointments.
