# The Water Mill Reserve Water Mill, NY, United States (general area) ## About the house The estate has six bedrooms and six-and-a-half bathrooms across a main house and separate guest house. Landscaped grounds surround indoor and outdoor gathering spaces. Interiors feature designer furnishings, high ceilings and floor-to-ceiling windows. The main house has an upstairs primary bedroom with a king bed, walk-in closet, balcony/deck and ensuite bathroom with a shower and tub. Three main-floor queen bedrooms each have air conditioning and an ensuite bathroom; two have standard closets and one has a walk-in closet. The guest house has a room with two twin beds and a second room with a queen bed and ensuite bathroom. Both guest-house bedrooms have air conditioning and standard closets. A separate guest-house bathroom has a shower, and the main house has a powder room. A studio has a sleeper sofa. Facilities include a chef's kitchen, office/landing, laundry room, basement game and sitting areas, and a wine cellar. Outdoors are a private heated pool, private tennis court, fire pit, outdoor dining area, grill and patio. Heating, a fireplace, television, microwave, washer, dryer, bed linens, bath towels, pool/beach towels, hair dryer and ironing equipment are provided. Events, commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $200.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included. Additional requested cleanings are at guests' expense. Payments are non-refundable unless otherwise stated. Following cancellation, efforts may be made to rebook the original dates, subject to the owner's decision to reopen them. If those dates are rebooked at the same or a higher price and the replacement payment is collected in full, a refund less a penalty of 20% of the total reservation amount is issued. If no replacement reservation is made, guests may retain their original stay provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to booking-agreement terms. The owner may show the property to prospective renters or buyers.
