House rules

Smoking is not allowed. Pets require owner approval and may incur additional fees and/or a security deposit. Events, commercial activities, other non-traditional uses and rotating groups during one stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture/equipment. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will make best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty equal to 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement booking is made, the original dates may still be used provided scheduled payments are complete and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement's coverage details. The owner may show the home to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings.

Restaurants and shopping in Southampton Village are within walking distance. The home is not suitable for unrelated guests. The primary renter must be at least 30 years old.
