Open living spaces connect the living room, dining room and equipped kitchen, with multiple sitting areas and natural light. A finished lower level contains the sixth bedroom and a kitchenette. The deck has several seating areas and an outdoor dining table beside a gas barbecue. Outdoor facilities include a private heated pool and a wood fire pit. Sonos speakers, Nespresso coffee and bikes are available. The home also has heating, a fireplace, a microwave, a patio, laundry facilities, an iron and ironing board, a hair dryer, bed linens, bath towels and pool/beach towels. All six bedrooms have air conditioning. The main-floor bedroom has a double/full bed and an ensuite bathroom. Upstairs are a king bedroom and queen bedroom with ensuite bathrooms and TVs, a twin bedroom with two single beds, and a queen bedroom with a balcony/deck. The lower-level king bedroom has an ensuite bathroom and TV. There are five full bathrooms and one main-floor half bathroom: the main-floor full bathroom has a shower/tub combination; one upstairs bathroom has a separate shower and tub, while the other two upstairs full bathrooms and the lower-level bathroom have showers. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture/equipment. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will make best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty equal to 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement booking is made, the original dates may still be used provided scheduled payments are complete and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement's coverage details. The owner may show the home to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings.
