Outdoor facilities include a heated private pool, stone patio, chaise loungers, shaded al-fresco dining, an outdoor grill and a fenced backyard. The pool itself is not fenced. The main house's primary bedroom and bedrooms 2 and 3 are on the second floor, each with a queen bed, air conditioning and a full ensuite bathroom. The primary bedroom also has cable TV, a walk-in closet and a balcony/deck. Bedroom 2 has a walk-in closet; bedroom 3 has a standard closet. Bedroom 4, also on the second floor, has two twin/single beds, air conditioning, a full ensuite bathroom and a walk-in closet. Bedroom 5 is on the lower level and has a queen bed, air conditioning, a full ensuite bathroom and a standard closet. Facilities include Wi-Fi, a washer and dryer, heating, air conditioning, a fireplace, fitness equipment and television. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. The homeowner handles on-the-ground operations and guest communication after booking confirmation through the Elite program. The property is not handicap accessible and is not suitable for children aged four and under. Nearby beaches include Cooper's Beach, Flying Point Beach, Halsey Neck Beach, Cryder Beach and Little Plains Beach. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. Smoking is not allowed. Pets are prohibited. Additional guests and events require express approval. Events, commercial activities and other non-traditional uses, including rotating groups during one stay, require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $17,000 is required, governed by a separate agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. If a cancellation is successfully rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. Reopening dates is at the owner's discretion. If the property is not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire.
