The main floor connects the living room, dining area and equipped kitchen, with large windows overlooking the grounds and glass doors opening to the back deck. The living room has a sectional sofa, TV and fireplace; the kitchen includes modern appliances, cookware and dishes. Outdoor facilities include a private heated pool with chaise loungers, a paved deck, lounge seating, outdoor dining, a gas barbecue and a firepit. The yard also has a treehouse, zip line, basketball court and Sonos speakers. Parking is available. The first-floor guest bedroom has a double/full bed and a full Jack-and-Jill ensuite bathroom with a shower. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. On cancellation, Marquis will make best efforts to work with the owner to reopen and rebook the original dates, subject to the owner's decision. If the dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, the original dates may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. Instead of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement.
