# The Shinnecock Open House Southampton, NY, United States (general area) ## About the house The home occupies a private block with an open floorplan, high ceilings, multiple sitting areas, dining spaces and a great room with a gas fireplace. The kitchen has appliances, a microwave, coffee maker and a spacious island. Central air conditioning, heating, Wi-Fi, a washer and dryer, weight-training equipment and Sonos are available. Bed linens, bath towels, pool/beach towels, a hair dryer and an iron/ironing board are provided. Outside are a private heated pool, fenced yard, landscaped grounds, a patio dining area, gas grill, wood fire pit and multiple sitting areas. Bicycles and ample parking are available. Southampton beaches, restaurants, shops, art galleries and golf courses are a short drive away. Four bedrooms are on the second floor: a primary king bedroom with a walk-in closet and three queen bedrooms with standard closets. All four have full ensuite bathrooms and streaming TVs. Two lower-level bedrooms have one queen bed and one king bed respectively, standard closets, and streaming TV in the queen room and satellite TV in the king room. All six bedrooms have air conditioning. The primary bathroom has a shower and tub; the second ensuite has a shower/tub combination; the third and fourth ensuites have showers. There is also a full bathroom with shower on the main floor and two full bathrooms on the lower level, one explicitly equipped with a shower. Nearby beaches include Cooper's Beach, Flying Point Beach, Halsey Neck Beach, Cryder Beach and Little Plains Beach. Bedrooms are on the second floor and lower level. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of 12 are permitted. Smoking is not allowed. Events are prohibited; any proposed events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur fees and/or a deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, with payment and administration governed by a separate agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment of the replacement booking. If no replacement reservation is made, guests may use their original dates if payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours.
