All seven bedrooms have air conditioning and closets; Bedroom 3 also has a television. There are two full bathrooms on each floor, including the main-floor ensuite. The primary renter must be at least 28 years old. Maximum occupancy is 14; additional guests are not permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities or other non-traditional uses, including rotating guest groups during a stay, require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $75.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If a cancellation is successfully rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after the replacement reservation is paid in full; reopening dates is at the owner's discretion. If the dates are not rebooked, the original stay may still be used provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement.
