# The Ranch Modern East Hampton, NY, United States (general area) ## About the house The approximately 2,000-square-foot home accommodates up to six guests. An open floor plan connects the living room, dining area and equipped kitchen. The living room has a wood-burning fireplace and television, and the dining table seats six. Kitchen equipment includes a refrigerator, oven, stove, dishwasher, microwave, toaster, pot coffee maker, cookware and dishes. A dedicated work area has a desk and seating. Central air conditioning, heating, Wi-Fi, a washer and dryer are available. All three bedrooms are on the main floor. The primary bedroom has a queen bed, streaming TV, closet and full en-suite bathroom. The second bedroom has two twin beds and a closet; the third has a queen bed and a closet. Each bedroom has air conditioning. One full bathroom has a shower/tub combination, and the en-suite bathroom has a shower. Bed linens, bath towels and pool/beach towels are provided. The fenced yard includes a private heated outdoor saltwater pool, an uncovered deck/patio, lounge chairs, outdoor seating, a dining table with umbrella, a gas grill and a wood-burning fire pit. Free on-property parking is available. Nearby beaches include Main Beach, Georgica Beach, Wiborg Beach, Eqypt Beach and Two Mile Hollow Beach. Local restaurants, shops and galleries are a short drive away. Nearby beaches include Main Beach, Georgica Beach, Wiborg Beach, Eqypt Beach and Two Mile Hollow Beach. The home is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture, equipment and pool availability; spring cleaning and updates typically take place in late April or early May. Maximum occupancy is six. The primary renter must be at least 28 years old. Smoking is not allowed. Pets require prior owner approval and may involve additional fees and/or a security deposit. Additional guests are prohibited without express approval; a fee of $75.00 per person per night may be required. Events are prohibited. Reservations involving events, commercial activity, other non-traditional uses or rotating guest groups require prior written host approval and may involve additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility usage, defined as costs over $125.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If a canceled stay is reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement booking is made, guests may use their original dates provided scheduled payments are made and Marquis is notified in writing at least 72 hours before arrival. In lieu of a security deposit, the property has up to $25,000 in damage protection; coverage details are in the booking agreement. The owner may arrange showings for prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours. ## Property questions ## Is the pool fenced?
