# The Preserve Estate Southampton, NY, United States (general area) ## About the house Set behind mature landscaping on a quiet, private block, the estate has an open-plan living and dining area with large windows, generous seating and connected indoor and outdoor living spaces. The fully equipped kitchen includes a microwave, coffee maker and ample counter space. Central air conditioning, heating, a fireplace, Wi-Fi, television, linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Outdoor facilities include a private heated pool, private tennis court, bicycles, an outdoor shower, a gas grill, a wood-burning firepit, multiple seating and dining areas, a patio and landscaped grounds. A dedicated gym is available inside. Three bedrooms are on the second floor: the primary king bedroom has an ensuite bathroom, cable and streaming TV, walk-in closet and balcony/deck; the double/full bedroom has an ensuite bathroom and standard closet; and the queen bedroom has an ensuite bathroom, standard closet and balcony/deck. The main-floor junior suite has a king bed, ensuite bathroom, standard closet and balcony/deck. The lower-level bedroom has a double/full bed and standard closet. All five bedrooms have air conditioning. The five full bathrooms comprise a second-floor primary bathroom with shower and tub, another second-floor bathroom with a shower/tub combination, a third second-floor bathroom with a shower, a main-floor ensuite with a shower and a lower-level bathroom with a shower. Maximum occupancy is eight; no additional guests are permitted. Pets and smoking are prohibited. Events are prohibited under the standard policy. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings may be requested at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. Following cancellation, efforts may be made to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If the property is not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.
