House rules

The primary renter must be at least 28 years old. Smoking is not allowed. Reservations require approval before confirmation. Additional guests and events are prohibited unless expressly approved. Events, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval; additional fees and/or an increased security deposit may apply. One hypoallergenic, non-shedding dog weighing 40 lbs or less is permitted for $200.00 per booking. Shedding or non-hypoallergenic dogs, dogs over 40 lbs, multiple dogs and all other pets require express approval; please inquire. Utilities are included, but guests are responsible for excessive usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. In lieu of a security deposit, the property carries up to $25,000 of damage protection, subject to the booking agreement. The owner may need to show the home to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings.

Getting there

The private beachfront on Peconic Bay is steps from the house. Shops, restaurants, art galleries, golf courses and coastal beaches are a short drive away. The loft bedroom is on the second floor; both bathrooms are on the main floor. The home is not suitable for multiple families and unrelated guests.
