## About the house

Styled and furnished by designer Nicola Cerini, the townhouse features curated artwork, botanical wallpaper, layered rugs and leafy outlooks. The living area has a piano, and the open-plan kitchen and dining area includes a fully equipped kitchen, microwave and dining table for six. A private patio offers outdoor dining, a timber swing and plantings; a concealed rear gate opens directly onto the Lake Esmond walking path. There is a private entrance.

All three bedrooms are upstairs. The main bedroom has a queen bed, walk-in robe and private ensuite, with an adjacent study for work or reading. The second bedroom has a queen bed, and the third has a king single with a trundle. A central bathroom has a bath, with a separate toilet.

Central heating is controlled from the panel beside the laundry door. An upstairs split-system air conditioner and pedestal fans in the bedrooms provide cooling. Both queen beds and the king single have electric blankets. Wi-Fi, a dedicated workspace, TV, washing machine, hair dryer and iron are available.

Three free on-site parking spaces are available, with additional street parking on Clayton Street. The home has internal stairs. Ballarat Wildlife Park, the Aquatic Centre and Ballarat’s cafés and dining are nearby.
