## About the house

The Manor combines original finishes and historic architectural elements with modern interiors. The approximately 4,000-square-foot home has an open-plan main level with multiple light-filled living areas, a cozy living room, a formal dining room and a chef’s kitchen.

Outside are English gardens, mature landscaping, sculptures, a pergola-covered deck, a stone patio, a private in-ground pool, an outdoor Thermasol sauna, a fire pit and outdoor games. An outdoor grill is also available.

The property operates as a boutique B&B but is reserved together: bookings include the five second-floor guest bedrooms. These contain one king bed, three queen beds and two twin beds; each has air conditioning, a full ensuite bathroom, streaming TV and a standard closet. The optional ground-floor Manager’s Quarters adds a king bed, a full ensuite bathroom, air conditioning, streaming TV, a walk-in closet and a side deck. The six-bedroom, seven-bed layout includes this optional suite.

There are seven full bathrooms: two on the main floor, with a shower and a shower/tub combination respectively; upstairs are three shower bathrooms and two shower/tub bathrooms. Bed linens, bath towels, pool/beach towels, a hair dryer, an iron and ironing board, heating, a washer and dryer are provided. Active outdoor security cameras cover the exterior.

The five second-floor guest bedrooms are included in the reservation; the ground-floor Manager’s Quarters is optional. Outdoor furniture and equipment may be unavailable outside Memorial Day to Labor Day; inquire before booking. Spring cleaning and updates typically take place in late April or early May. Active outdoor security cameras are around the exterior. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime hours.

The primary renter must be at least 27. Smoking is not allowed. Additional guests require express approval and may incur a $500.00 fee per person per night. Events are prohibited without prior written approval. Events, commercial activities, other non-traditional uses and rotating groups during one stay require prior written approval and may incur additional fees or an increased security deposit.

Guests choosing the optional Manager’s Quarters take the title of property ‘manager’ during the stay, with no duties or liabilities; they are asked to report any issues promptly.

Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included. Additional cleanings are available at guests’ expense.

Cancellations at least 14 days before check-in receive a 100% refund; cancellations at least seven days before check-in receive a 50% refund. Payments are non-refundable within seven days of check-in. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
