# The Majestic East Hampton, NY, United States (general area) ## About the house The approximately 1,800-square-foot home has three bedrooms, two full bathrooms and a half bathroom, with accommodation for up to 10 guests. Interiors include a large open living room, dining room, sunroom and bonus attic space, with professionally designed furnishings. All three bedrooms are on the second floor: one has a king bed and an ensuite bathroom, and two have queen beds. Additional sleeping areas include a main-floor sofa bed and two twin beds in the third-floor attic. Each bedroom and both additional sleeping areas have air conditioning. The second floor also has a full bathroom with a shower/tub combination; the primary ensuite has a shower, and the main floor has a half bathroom. Outside are an uncovered deck/patio, a table and chairs, four lounge chairs, a gas grill and a backyard with fencing. The private outdoor heated gunite pool measures 20 by 40 and has surrounding fencing. Four beach chairs, a beach umbrella, a cooler and pool/beach towels are provided. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, blender, dishes, silverware, pots and pans. Central air conditioning, heating, hot water, Wi-Fi, a washer, dryer, bed linens, bath towels and a private entrance are provided. The home is not handicap accessible. Bedrooms are on the second floor, with an additional sleeping area in the third-floor attic. Outside Memorial Day to Labor Day, confirm pool availability and availability of outdoor furniture and equipment before booking; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 25 years old. Maximum occupancy is 10, with no additional guests permitted. Pets and smoking are prohibited. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancelled dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If the property is not rebooked, guests may use their original dates provided payments follow the booking schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
