House rules

The primary renter must be at least 25 years old. No guests beyond the maximum occupancy of two are permitted. Smoking is not allowed. Events are prohibited under the standard policy; reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. One dog of 100 lbs or less is permitted for $50.00 per booking; larger dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive utility usage. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours. Damage protection of up to $25,000 is provided in lieu of a security deposit, subject to the booking agreement.

Getting there

Dune Road beaches are two miles away; Atlantic Ocean beaches can be reached on foot or by car. The property is on a canal off Shinnecock Bay. The backyard is not fenced. The property is not handicap accessible. Outside Memorial Day through Labor Day, inquire about outdoor furniture and equipment availability before booking.
