## About the house

Unit 8 accommodates up to two guests and has a queen bed, air conditioning, a smart TV and an ensuite full bathroom with a shower on the first/main floor. Bed linens, bath towels, heating and hot water are provided. A refrigerator, microwave and Keurig coffee facilities are available; there is no kitchen or washer/dryer.

The Inn Spot sits on a canal off Shinnecock Bay in Hampton Bays, on the west side of the Town of Southampton. Shared outdoor facilities include a large waterfront lawn with seating and games, communal gas grills, and a deck/patio with chairs. There is an on-site restaurant, free parking and free Wi-Fi advertised as high-speed.

Dune Road beaches are two miles away. Atlantic Ocean beaches can be reached on foot or by car. Nearby beaches include Ponquogue Beach, Meschutt Beach and Tiana Town Beach.

Outdoor furniture and equipment may have limited off-season availability. Spring cleaning and updates typically take place in late April or early May; for stays outside Memorial Day through Labor Day, inquire about outdoor equipment availability before booking.

The primary renter must be at least 25 years old. No guests beyond the maximum occupancy of two are permitted. Smoking is not allowed. Events are prohibited under the standard policy; reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. One dog of 100 lbs or less is permitted for $50.00 per booking; larger dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive utility usage. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours. Damage protection of up to $25,000 is provided in lieu of a security deposit, subject to the booking agreement.
