# The Harborstone Estate Sag Harbor, NY, United States (general area) ## About the house The approximately 11,000-square-foot estate has landscaped grounds and an open-plan living room, dining area and fully equipped kitchen with a coffee maker and microwave. Furnished gathering areas and separate sleeping spaces accommodate groups of up to 16 guests. The six bedrooms each have air conditioning and an ensuite bathroom. Additional sleeping spaces include a second-floor game room with a king bed and open-area privacy, a queen-bed loft, a lower-level room with two bunk beds, and a private room inside the primary bedroom with two single beds, intended for children of guests staying in the primary bedroom. Streaming television is available in the primary bedroom and loft. Facilities include a sauna, steam room, gym, game room, ping pong, fireplace, heating, washer and dryer. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Outside are a covered patio for lounging and dining, an outdoor grill, balconies/decks and a wood-burning fire pit. The private heated pool and hot tub are subject to seasonal availability. Events, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval; additional fees and/or an increased security deposit may apply. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per reservation night. A refundable cash security deposit of $10,000 is required, subject to a separate owner–guest Security Deposit Agreement signed before check-in. Unless otherwise stated, payments are non-refundable. After cancellation, Marquis may work with the owner to reopen and rebook the original dates; reopening is the owner's decision. If those dates are rebooked at the same or a higher price and the replacement reservation is fully paid, a refund less a penalty of 20% of the total original reservation amount is issued. If no replacement booking is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. ## Property questions ## Who handles guest communication during the stay?
