House rules

The primary renter must be at least 28 years old. Smoking is not allowed. Additional guests require express approval. Events, commercial activities and other non-traditional uses, including rotating groups during one stay, require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $35.00 per reservation night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

Three Mile Harbor is within walking distance. East Hampton and Amagansett villages are minutes away. The home is not handicap accessible. Inquire before booking outside Memorial Day to Labor Day about pool, outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
